For many, the focus rests upon selecting the perfect pedestal lav and faucet to compliment the design of the rest of their home.

In terms of aesthetics, those pedestal lavs can be stunning. But excellence in design means combining the aesthetics and practicality. Specifically, storage. At the risk of being indiscrete, when you're sitting on the toilet and you don't have what you need (extra roll of toilet paper, hygiene products, etc.) then it's not a good bathroom design.

Over-the-toilet or in-wall storage cabinets are a couple ways to deliver the practical as well as the aesthetic in a powder bath that features a pedestal lav as opposed to a sink that sits atop a vanity base cabinet.

 All square feet are not created equal (part 1 of 2) 

It may come as a surprise to you that there is no universal method for calculating a home's square footage. Discrepancies occur when including (or omitting) porches and screened-in decks, lower levels, attic spaces and garages. Should the square footage occupied by a staircase be counted once or twice, since it occupies space on both levels?

 

Then there's the question of where the measurement is taken from. Some homes may only include the space inside the walls. More often, the calculation is based on taking measurements from outside of the exterior wall framing (which adds the square footage represented in the wall thickness.) Further increasing square footage calculations, some homes are measured from outside of exterior finish materials. If the home has brick siding, for example, measuring to the outside of the brick may add 50 or even 100 square feet to the home's overall size.

This is one reason homes should not be compared solely on the basis of cost-per-square-foot.

One of our pet peeves is entering into a home from the garage and stepping directly into the kitchen or breakfast room or... Since most of us have made the door leading into the home from the garage our primary entrance into the home, we need a transition space-a place to take shoes off (and leave them if the rule is no shoes worn in the house;) a place for coats (closet or hooks;) and a place to set things (cabinet/countertop.)

AND IT IS NOT THE LAUNDRY ROOM. I don't want to be reminded of the laundry waiting to be folded/put away the moment I get home. Worse yet, you know what it smells like when you don't get your kids' gym clothes washed right away

Direct Connection
